Why use a realtor to sell my home when I can just sell
my home myself?
I can get just as good a price as a realtor can, plus save the real estate commissions, can't I? Actually, NO. The National Association of Realtors conducts a yearly survey on many home sales and has determined that owners net anywhere from 3-9.5% more by selling their property with a Realtor through:
- Quicker sale saving on taxes, payments, etc. (1-2%)
- Less legal fees (1-3%)
- Savings in advertising (1-2%)
- Needless repairs, expenses (0.5-3%)
- Quicker settlement (0.5-1%)
- Owner's time (1-2%)
- Signs, etc. (0.25-0.5%)
As a seller, what information do I have to disclose to prospective buyers of my house?
In addition to a wide variety of mandated statutory disclosures, a seller must disclose all "material" facts to any prospective buyers. Unfortunately, disclosure laws are frequently misunderstood by buyers, sellers, and real estate agents.
